Northend second-floor condo on edge of downtown, close to shopping, popular beaches

By CRAIG D. SCHENCK/Sentinel staff

OCEAN CITY – The spacious second-floor condo at 251 West Ave. is located in a terrific spot for a shore home, on the edge of the downtown shopping district and close to the popular beaches in the city’s Northend neighborhood.

That means everything is just a short walk or bike ride away, so it’s easy to park the car and leave it for the duration of your stay.

Many of the homes in the mixed-use 200 block of West Avenue have professional offices on the first floor and housing above, but most of the businesses are low-traffic so there is no clamoring for parking spaces out front and none of the hustle and bustle of just a few blocks to the south.

This brand-new, 1,320-square-foot home on the ocean side of the block is above a hardwood-flooring showroom that is not open to the public, so the traffic will be light.

The handsome exterior of the building has white faux columns flanking the street entrance with a covered porch above, while the rest of the building is sided in blue cedar-impression vinyl, which is durable and maintenance-free. The color combination evokes a seaside feeling appropriate for the popular shore town.

New concrete sidewalk out front extends down the left side to the home’s entrance, where a keypad-entry door opens onto a ground-floor foyer with access to the one-car garage on the left and a storage closet under the stairs ascending to the right.

Atop the solid-wood stairs, a six-panel door opens into the hall with the great room to the right and the three bedrooms and two bathrooms to the left.

The great room is large and feels even larger with its 12-foot ceiling sloping down on two sides and multiple windows, creating a room filled with light.

The space has medium-width engineered hardwood flooring, Colonial-style trip with tall headers over each door.

The living room area is to the front right, where two windows on the north side flank the gas-log fireplace with its wood box surround and television cubby above. Although it may not get much used, competing as it is with the many wonderful things to do around the city, there is a wall mount for the TV.

The front of the house has a full wall of glass, with its two sliding glass doors flanking a casement window, each with a transom. The doors open onto the covered front porch, a great place for sitting and enjoying coffee in the morning or a cold drink after a long day on the beach.

The dining area is in the front left, just inside one of those sliders, and has two more windows on the south side.

The well-appointed kitchen features a granite-topped center island with room for several stools and two pendant lights hanging from high above. White Green Forest Cabinetry cabinets are located on one side of the island and along two walls, where there is a subway tile backsplash.

Stainless-steel GE Profile appliances include a dishwasher just to the left of the stainless-steel Frigidaire sink, while the four-burner gas range with a griddle and microwave above and two-door refrigerator with freezer drawer are on the back wall. A pantry closet is to the left of the refrigerator.

A long hallway leads back to the bedrooms, with the first of the three on the right. Next door is the laundry closet with a stacked GE washer and dryer.

Across the hall is a full bathroom with a laminate floor, granite-topped Green Forest Cabinetry vanity and one-piece fiberglass tub/shower with a curtain. A linen closet is just outside the door in the hallway.

The second bedroom is in the back left and features a large window on the left and two clerestory windows in the rear.

Finally, the master bedroom is in the back right and features a full bathroom behind a pocket door. There is a granite-topped vanity with his and hers sinks and a one-piece fiberglass shower.

Out back, there is room for one car on the parking pad outside the garage, with access via the alley.

The home is listed for $499,000 with William Godfrey of Marr Agency. Call (609) 780-7363 or (609) 399-7036, or email wsg@marragency.com, for more information or to set up an appointment to see this wonderful home.
