Beachfront duplex offers sweeping views of ocean, excellent income options

OCEAN CITY — Buy a beachfront oasis in Ocean City and have others pay for it — that’s the opportunity offered on the home at 3232-34 Wesley Ave. on the island’s popular Goldcoast.

With nine total bedrooms, it is an excellent vacation headquarters for a large family (or two) and friends.

The home’s lucky next owner can stay year-round in one of the two units and rent the other, or visit only during key weekends such as Independence Day and Night in Venice and rent the rest of the season. Either way, it’s a fantastic opportunity to get a piece of island real estate while offsetting the cost.

“Don’t miss this incredible opportunity to own an entire beachfront duplex on the gorgeous beaches of Ocean City,” listing agent Chris Monihan said. “The large footprint provides for maximum square footage on each floor with a height that allows for spectacular views from both.”

The home has been meticulously maintained and updated inside and outside. It was recently raised and now offers six parking spaces on concrete, three sheltered, which is important since Wesley Avenue is little more than an alley in this part of the island and there is no street parking.

There also now is room for multiple enclosed beach showers so the sand can stay outside where it belongs, and a ground-floor storage room for beach chairs, surfboards, kayaks and other good-time necessities.

Both floors have large oceanfront decks, which are now higher and provide even better views over the extensive dune system on the Goldcoast.

A concrete walk down the north side of the home leads to a common staircase leading to both units.

The lower unit, 3232 Wesley Ave., features four bedrooms, two bathrooms and a powder room with a wide-open floor plan including a spacious living room, dining area and kitchen.

The top floor, 3234 Wesley, features five large bedrooms, two bathrooms and a powder room. The great room on this level is even more fantastic than that on the lower level due to its lofty cathedral ceiling.

An island duplex traditionally features more desirable amenities such as cathedral ceilings and better views, but this home was designed so that each has a lot to offer.

Each unit has multiple outdoor decks, including the width of the house along the ocean offering panoramic views. While the top floor deck is higher, the lower deck wraps around the north side, providing a bonus space for dining out of the wind.

Inside, a tiled foyer with a coat closet provides access to the great room to the left and the bedrooms to the right.

In addition to the traditional living room, dining area and kitchen, each has space for an additional sitting area as well as a cafe table.

Multiple windows and two glass doors provide natural light and let the breeze flow through, bringing with it the salty smell of the sea.

At 3232 Wesley, a gourmet kitchen features abundant Medallion solid-wood cabinets with stone countertops and stainless-steel appliances. A large cutout between the living room and kitchen provides for more seating while adding to the open feel of the home, while at 3234 the kitchen has only a center island separating it from the great room.

With the exception of the additional bedroom up top, the layout is basically the same.

Moving toward the rear, the first bedroom is to the right across from the powder room. Another bedroom is to the left across from the full bathroom, which has a one-piece fiberglass tub/shower with a curtain, vanity and linen closet.

Two bedrooms are in the rear, each with access to the private back porch. The primary bedroom is on the right, distinguished by its private bathroom.

Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district around Third Street on Bay Avenue.

The Goldcoast is centrally located and features a mighty dune system protecting homes from the ravages of the sea. Movie star and princess of Monaco Grace Kelly spent summers in the family’s Goldcoast home. It was built in 1929 on the corner of Wesley Avenue and 26th Street.

The property is listed for $5.185 million with Chris Monihan of Monihan Realty. Call (609) 602-3336 or email cmonihan@monihan.com for more information or to set up an appointment to see this wonderful home.
