Front-row seat to view of bay, boats, buoys at Sunset Harbour condo

OCEAN CITY — The spectacular view of Great Egg Harbor Bay is worth the price of admission at 642 Pleasure Ave., a three-level condominium at the corner of Seventh Street.

The bayfront neighborhood is quiet and residential yet close to all of the action. It’s just a couple of blocks from the city’s watersports and entertainment district to the north and the award-winning downtown to the east, as well as a short bike ride away from the city’s world-famous boardwalk.

Known as Sunset Harbour, the complex is like a lush, private resort with its own bayfront boardwalk and docks. It offers both sheltered, dedicated parking and guest parking, so there is no need to worry about finding a spot, and there is a ground-floor storage unit for bicycles and beach gear.

Square brick columns flank the walkway to the tiled stairs leading up to the front door, which opens onto a hallway with the great room to the left and stairs to the right.

The fantastic view draws the eye through the great room and its two sliding glass doors to the boats, birds and buoys floating atop the bay outside. The best view, of course, is from the covered back porch where comfortable loungers encourage relaxing.

Medium-plank wood-impression flooring is underfoot throughout the dining area to the left, kitchen to the right and living area, which takes up the whole back half of the space. The wide-open great room creates a feeling of spaciousness.

A long wood table that seats six is to the left beneath a casual chandelier. The rustic look of the table matches the other furnishings and adds to the seaside aesthetic.

Just steps away, the kitchen features a center island with a quartz top and two stools. Underneath is a stainless-steel beverage cooler and Sharp microwave drawer, while recessed lighting is overhead. More white 21st Century cabinets line two walls. The backsplash is white subway tiles.

Stainless-steel Frigidaire appliances include a five-burner range/oven with a hood, a side-by-side refrigerator/freezer and a dishwasher to the left of the wide, rectangular stainless-steel sink. Crown molding above the cabinets finishes off the look.

In the living area, a large sectional sofa atop an area rug is on the left side of the room with a large wood coffee table and bureau. On the right, a gas fireplace is flanked by tall windows with seats. You could almost fish from these casement windows, as the water is just below. A flat-screen television hangs above the wood mantel.

Heading toward the stairs, a sliding barn door on the left opens onto the laundry with a stacked washer and dryer. The furnace and water heater are hidden behind a bi-fold door.

A hall bathroom is to the left on the second level. It has a 21st Century vanity with a quartz top and shiplap-planked wall where a circular mirror hangs. The porcelain tub/shower has subway tile to the ceiling and a curtain.

Two spacious bedrooms are in the back. The one to the left has a private bathroom, as well as wall-to-wall carpeting and a queen-size bed. A solid-wood door opens onto a walk-in closet and the bath, which has a decorative tile floor. A wide porcelain-topped vanity and a shower tiled to the ceiling with a swinging glass door complete the room.

The bedroom on the right has twin beds atop wall-to-wall carpeting and a closet with double swinging doors.

Another set of wood steps with a carpet inlay ascends to the third-level master suite. The skylight above the stairs floods the area in light.

A door opens onto a hallway with a view of the bay beyond. Dual walk-in closets are to the left and the bathroom is on the right. The bath has a tile floor and a one-piece, L-shaped vanity with dual sinks beneath a mirror that wraps around the corner. The deep Jacuzzi tub is large enough for a small crowd. Another door opens to reveal the toilet and one-piece fiberglass shower with sliding glass doors.

The bed chamber is in the back to take advantage of the water views. It’s the same size as the living area below. A king-size bed is across the room from a wood-burning fireplace flanked by tall windows. A sliding glass door opens onto an uncovered private back porch, which is a perfect spot for taking in the sunset with a cold beverage in hand.

Outside, a boardwalk runs the length of the complex, with ramps leading down to floating docks and boat slips.

The 1,364-square-foot end unit is listed for $1.299 million with Laryn Crisci of Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (610) 368-8416 or email laryncrisci@foxroach.com for more information or to set up a tour of this wonderful home.
