Enjoy beachfront living at island condominium and let others pay for it

OCEAN CITY — The beachfront condominium at 3226 Wesley Ave. offers four bedrooms, three bathrooms, a wide-open great room overlooking the Atlantic Ocean and a wrap-around deck, along with more than $100,000 in yearly rental income.

Listing agent Chris Monihan noted in his write-up of the second-floor Goldcoast home that weeks are commonly booked from March through October, leaving the new owner to choose his or her favorite times to visit.

The two-story duplex is set back from Wesley Avenue, which is little more than an alley in this part of the island, meaning the only traffic is neighbors waving as they roll slowly by on their way to another exciting outing.

“Located along the alleyway makes this a private oceanfront oasis with direct access to your huge beach,” Monihan said.

There is abundant room for multiple cars on the concrete parking pad, including spots sheltered beneath the home, which was built on piling high above the waves.

A path leads down the south side, past stairs to the first-floor back porch and finally to the beach just a clam shell’s toss away.

The Goldcoast, from 18th to 34th streets, is centrally located between the Northend starting at North Street and the Southend ending at 59th Street. It is highly residential but peppered with mom-and-pop shops and features some of the most amazing beachfront properties on the island, as well as a mighty dune system to keep them protected.

Movie star and princess of Monaco Grace Kelly spent summers in the family’s Goldcoast home. It was built in 1929 on the corner of Wesley Avenue and 26th Street.

Beneath the carport are a full bathroom and storage room for beach gear.

Stairs to the right lead up to an entry door off the porch, where a door opens into a stairwell leading up to the home.

Atop the stairs, the great room to the right is light and bright due to a sliding glass door and cozy alcove facing east and windows facing north and south. The peaked cathedral ceiling, light wide-plank wood flooring and muted color scheme add to the effect.

To the right, a spacious sitting room features a sectional sofa set up so most of the seats offer a view of the ocean rather than a television. A rustic wood bench behind the sofa adds extra seating for the show.

An exposed beam in the ceiling overhead partially divides the space in half, with the dining area and kitchen taking up one side. A fireplace against the east wall also serves as a divided.

Set in the front corner, the dining area features a long wood table with seating for six beneath a modern chandelier. A cafe table in a four-window alcove is perfect for coffee at sunrise.

On the other side of the table, overflow seating is provided at a long granite bar, which also is home to a GE Monogram beverage refrigerator on one side and cabinets on the other.

The kitchen is set back with a lower ceiling, making it feel like a distinct space even though it is separated only by the long counter. More cabinets line two walls, offering plenty of work space and serving area for parties. Stainless-steel appliances include a two-door refrigerator with a freeze drawer, oven/range with a microwave above and a dishwasher to the right of the sink, which is on the north-facing wall. The tile backsplash is both aesthetically pleasing and easy to clean.

The sliding glass door opens onto a wrap-around sun deck offering plenty of space to lie in the sun amid the sights and sounds of the sea while waiting for the annoying others to get ready for the beach. There’s also room for dining on a locally caught striper at dinner time and enjoying some cold drinks long into the evening.

Back inside, a hall leads from the great room to the sleeping quarters, which include one bedroom with twins bed atop wall-to-wall carpeting and another with a full-size bed and bunks.

The hall bathroom has a tile floor, long granite-topped wood vanity with a huge mirror and a tub/shower with a curtain.

The third bedroom is in the back left and the primary bedroom, which includes a full bathroom, is on the right. Each offers private access to the street-side porch.

Monihan said the home also features a newer kitchen and flooring, updated bathrooms, central air conditioning and furnace, and “massive ocean views.”

The property is listed for $2.395 million with Chris Monihan of Monihan Realty. Call (609) 602-3336 or email cmonihan@monihan.com for more information or to set up an appointment to see this wonderful home.
