Single on Sunny Harbor allows arrival by land or by sea in Riviera section

OCEAN CITY — With the street on one side and Sunny Harbor on the other, the fantastic lagoon-front home at 2 Arkansas Ave. is ready for arrival via land or sea.

“This is a rare opportunity to own a bayfront home in one of Ocean City’s most desirable neighborhoods,” listing agent Patrick Halliday said, noting the home is being offered freshly painted throughout with new hardwood floors and appliances.

Built in 2000, the home, located in the exclusive Riviera section of the island, features breathtaking water views and spacious floor plan with four bedrooms, two bathrooms and a powder room on three floors.

The traditional-style home is asymmetrical, with the one-car garage and a bedroom above on the left and a wide, covered front porch beneath three windows and two dormers.

The grassy front yard gives way to gravel and steppingstones on each said en route to the rear, where there is a gated yard alongside the wood ramp and floating dock where multiple watercraft cam tie up.

There is a covered back porch that has a retractable awning for increases sun protection.

Back out front, newly mulched flowerbeds with seasonal shrubs flank the hardwood steps up to the porch. A black door with a leaded-glass insert and side panels opens on the tiled foyer.

A hallway runs along the left of the stairs, providing a view of the lagoon through the great room, while a formal sitting room is to the right.

The entire house is light and bright due to multiple windows and its white-on-tan color scheme. This room, a bit cozier than the great room due to its smaller size, provides a quiet place to get away from the crowd watching the game and maybe read or knit a scarf. IT has a sofa and two chairs atop an area rug, which softens the aesthetic.

A doorway in the rear leads into the great room.

The hallway off the foyer leads past an offshoot to the powder room and garage, as well as a couple of closets, before spilling into the recessed great room.

This is the show-stopper. Featuring an open layout and multiple windows overlooking the lagoon, the three sections come together in one great space that stretches the width of the house.

The family room takes up one half of the space and features a sofa and a couple of armchairs arranged around a gas fireplace with a wood mantel. Double sliding glass doors open onto the porch out back, allowing the salty breeze to flow inside.

On the left, the gourmet kitchen has a tile floor, abundant-sized center island with a granite top, sink and space for several stools. Three pendant lights hang above.

More of the Medallion cabinets line two walls, where the stainless-steel Frigidaire appliances include a side-by-side refrigerator/freezer, five-burner range/oven with a microwave above and a dishwasher to the left of the deep sink.

Just steps away, the dining area juts out in the rear, allowing for a multitude of windows in a curved alcove. The wood table seats eight.

The stairs off the foyer rise to a second-floor landing, with access to two bedrooms.

The primary bedrooms is in the back left. Featuring a king-size bed beneath a vaulted ceiling that slopes down on two sides, the room has a private bathroom and access to a waterfront deck through a sliding glass door with a half-circle above.

The bathroom has a deep Jacuzzi tub, long vanity with dual sinks and mirrors and a shower.

A second bedroom is in the back right, also offering a lagoon view.

Another hallway off the landing leads toward the front, where there are two more bedrooms, a laundry room and full bathroom with a tub and shower.

The home also has a walk-up attic offering storage and the possibility of expansion in the future.

Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district around Third Street on Bay Avenue.

The Riviera, stretching from 16th to 23rd streets along Great Egg Harbor Bay, is a boater’s paradise with many Mediterranean-style homes set right on inland lagoons, providing a safe anchorage for pleasure boats as well as a great place to go kayaking or paddle boarding. It’s a destination rather than a throughway, meaning traffic is limited to neighbors and guests.

The property is listed for $2.495 million with Patrick Halliday of Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (609) 602-3917 or (609) 957-6787, or email patrick.halliday@foxroach.com, for more information or to set up an appointment to see this wonderful home.
