Application before the Ocean City Planning Board 

PLEASE TAKE NOTICE that on Wednesday, August 12, 2026 at 6:00 pm, a hearing will be held at the Council Chambers of the City of Ocean City on the Third Floor of City Hall located at 861 Asbury Avenue, Ocean City, New Jersey, 08226, before the Ocean City Planning Board in the matter of the application by Dunc Re, LLC regarding the property located at 629 Asbury Avenue, Block 604, Lot 7.  The Applicant seeks demolish the existing structure and construct a code compliant three (3) unit mixed use improvement comprising of one (1) commercial unit and two (2) residential units. The Applicant seeks a conditional use variance for the mixed-use; preliminary and final major site plan approval; pre-existing lot area, frontage and width variances; variances to permit porches and balconies; and minimum Parking Setback to Building.  The Applicant also seeks any other approvals, variances or waivers to permit the project.  When the matter is called, you may appear either in person, or by attorney, and present any support or objection which you may have to the granting of the relief or approval sought in the petition. Maps and other documents relating to this matter will be available at least ten (10) days prior to the meeting date for inspection during normal working hours in the office of the Board Secretary, 115 12th Street, Henry Knight Building, Ocean City, New Jersey, 08226.
