PUBLIC NOTICE

Application before the Ocean City Zoning Board of Adjustment

PLEASE TAKE NOTICE that on Wednesday, June 17, 2026 at 6:00 pm, a hearing will be held at the Howard S. Stainton Senior Center located at 1735 Simpson Avenue, Ocean City, NJ 08226 before the Ocean City Zoning Board of Adjustment in the matter of the application by PD Management LLC regarding the property located at 3323 Simpson Avenue, Block 3305, Lot 3.  The Applicant seeks to demolish the existing office building, subdivide the property into two (2) conforming lots and construct a residential duplex on each conforming lot.  The minor subdivision is by-right and results in two (2) oversized lots. The duplex buildings will be conforming as to all bulk requirements. However, the property is in the NB zone, which permits duplexes only with an associated commercial use on the ground floor.  A (d1) variance is required for just the duplex uses without an associated ground floor commercial use.  The Applicant believes the commercial use will negatively impact the parking and increase congestion.  The Applicant also seeks minor site plan approval. The Applicant also seeks any other variances, approvals or waivers to permit the project.  When the matter is called, you may appear either in person, or by attorney, and present any support or objection which you may have to the granting of the relief or approval sought in the petition. Maps and other documents relating to this matter will be available at least ten (10) days prior to the meeting date for inspection during normal working hours in the office of the Board Secretary, 115 12th Street, Henry Knight Building, Ocean City, New Jersey, 08226.
