Beach-block beauty provides options for large family, rentals

OCEAN CITY — “The truly one-of-a-kind beach-block home offers the flexibility to be enjoyed as a single family or a duplex, perfect for extended family living or investment potential,” listing agent Cindi Henes said.

The three-story home at 812-814 Moorlyn Terrace, just a clam shell’s toss from the beach and boardwalk, offers seven bedrooms and five bathrooms in two units.

The ground level features a climate-controlled garage, sitting area, private office and an elevator, perfect for working from home or quiet time. It also would make a great gaming room, workout area or artist’s studio.

The first floor has three bedrooms and two bathrooms and a covered front porch perfect for relaxing with a cup of coffee before heading out to the beach or something stronger in the evening before hitting the boardwalk.

The second floor has three bedrooms and two full baths and another front porch with ocean views, while the third floor owner suite is a sanctuary, complete with a spacious sitting area, additional bathroom with Jacuzzi-style tub, wet bar and front and rear decks offering beautiful ocean views.

“It’s perfect to watch Fourth of July and New Year’s Eve fireworks,” Henes said.

The home, on the south side of the street from where glorious sunrises are visible daily, has a new concrete sidewalk and parking pad large enough for two cars outside the two-car garage, providing four off-street spots in an area where they are in demand.

Composite stairs ascend to the first-floor porch, where double windows flank a door with a large privacy glass window that opens into the great room.

Inside, the living room is to the right, where a sofa and love seat are arranged around a gas fireplace with a wood-plank surround and wood mantel.

Plantation shutters cover the windows to either side, as well as multiple others throughout the space.

Set just inside the front windows in the corner, the dining area features a round table that seats six beneath a chandelier.

Just steps away, the luxury kitchen has a quartz-topped center island with stools for overflow seating and white wood cabinets running along the ocean side.

Stainless steel GE Cafe Series appliances include a six-burner range/oven with downdraft exhaust and a microwave above, a dishwasher to the left of the deep sink and a two-door refrigerator with freezer drawer. The tile backsplash makes for easy cleanup.

A hallway leads toward the rear, providing access to the three bedrooms — one with an ensuite bathroom — and hall bath.

Back out front, a concrete walk leads down the left side of the house to the ground-floor foyer with bluestone slate flooring. An elevator and staircase both provide access to the second floor.

The garage, which has a polyurethane coating, has abundant storage space for beach chairs, umbrellas, surfboards and other gear.

Up on the second floor, the layout is nearly identical to the first floor with the exception of a landing with stairs rising to the third floor. The stairs ascend into a sitting room with a wet bar and sliding glass door opening onto a rear deck with views of the ocean. A door opens into the bedroom, which has three clerestory windows on each side, providing light while maintaining privacy.

A slider opens onto the front deck with fantastic views of the ocean, beach, boardwalk and island.

Built in 2022, the home has never been lived in and so everything is as new as the day it was installed. The high-end porch furniture awaits people eager to relax — the cushions still in plastic in the garage.

Bonuses include enclosed outside showers, privacy windows, custom blinds and on-demand hot water.

Ocean City is one of the most popular shore resorts on the East Coast, featuring an oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches.

A great location doesn’t only mean beachfront or bayfront on this 8-mile-long island — there are 10 distinct neighborhoods, each with its own characteristics. This home is located in the Central neighborhood, which is bustling with businesses both downtown and on the boardwalk

The beach and boardwalk — 2.5 miles of oceanfront entertainment, restaurants, thrill rides and souvenir shops — get most of the attention in this seaside resort, but the island has much more to offer.

An award-winning downtown stretches from Sixth to 14th streets along Asbury Avenue and has expanded onto other nearby streets, offering more than 100 shops and cafes.

There’s also the popular watersports district around Third Street on Bay Avenue, where the brave can rent powerboats, go parasailing, join the crew of a pirate ship and take a kayak tour of the back bays. Private and party boat fishing tours are also available.

The property is listed for $3.699 million with Cindi Henes of Berger Realty. Call (609) 705-5188 or email cah@bergerrealty.com for more information or to set up an appointment to see this wonderful home.
