New center-city condos located right in heart of the action in Ocean City

OCEAN CITY – Duncan Homes spent a year demolishing the old Tradewinds Motel at the corner of Ninth Street and Wesley Avenue and building three triplexes on the site and a fourth facing Ocean Avenue, where the parking lot was located.

Seven of the 12 condominiums have been sold but five remain up for grabs.

The four triplexes, designed by George Wray Thomas and built by Surfside Construction, have one unit on each floor, labeled A, B and C, but all of the ground-floor units have been sold. That leaves two second-floor units and two third-floor units facing Wesley Avenue and one second-floor unit facing Ocean Avenue. 

The second- and third-floor units have nearly identical layouts, but the third-floor units have an elevator. There is an option for an elevator for the second-floor units as well. 

According to information provided by the developer, Duncan Homes was started in 2001 to develop and invest in luxury properties at the New Jersey shore. Since then, Duncan Homes has built more than 250 single-family and multifamily properties. The goal of the firm is to build upscale homes in sought-after locations at the shore using the finest design and materials.

Following a tour of the properties, it is clear the developer has once again achieved its goals.

The handsome exteriors and finely appointed interiors check all the boxes for what today’s homeowners are seeking, including a large, open-design great room where everyone can gather for meals, as well as multiple bedrooms to accommodate a big family, relatives and friends.

Each of the units has five bedrooms but the larger Ocean Avenue property has four bathrooms and a powder room while the Wesley Avenue homes each has  three bathrooms.

The entire complex, known as The Tradewinds, is located right on the main thoroughfare into the city just a couple of blocks from the world-famous Boardwalk and pristine beaches, as well as the city’s award-winning downtown. Both the Boardwalk and downtown offer multiple locations for shopping, dining and entertainment.

All of the units offer Therma-Tru doors and double-hung, tilt-in windows; private, enclosed entrances with tiled foyers; a steel garage door with windows, remote control and keypad access; CertainTeed siding with Azek-wrapped porch beams; interior drywall corners finished in bullnose corner bead; tiled showers, tubs and kitchen backsplashes; generous use of crown molding and beadboard wainscoting; Medallion cabinets and quartz tops; and a $4,500 GE stainless-steel appliance package.

A nice feature of the triplexes is that each one has a different façade so they each appear as a single home. The triplex at 901 Wesley Ave. has a white wainscoting-like finish on the front, while the building at 905 Wesley Ave. is finished with natural stone columns, the one at 909 Wesley features brick and the one at 914 Ocean Ave. sports horizontal wood planks reminiscent of the popular shiplap. Each has low-maintenance vinyl siding.

Since there is so much to highlight, this week’s column will focus on the Wesley Avenue properties, while next week’s will highlight the Ocean Avenue triplex.

Each of the Wesley Avenue properties has 1,836 square feet of living space with a separate entrance, one-car garage and a parking pad for another car, so no need to worry about having a spot upon returning from a day’s outing. However, there’s really no need to drive since everything is within easy walking or biking distance of the home.

Each of the units can be accessed through the garage or via a side entrance, while the second-floor units also have stairs leading up from the street to the front door.

The ground-floor foyer of each unit has tile flooring and fine woodwork, offering access to the garage, elevator for the third-floor units and a staircase.

A door atop the stairs opens onto a hallway, with the great room to the front and the bedrooms to the rear.

The great room is large and open, with a living room, dining room and gourmet kitchen.

Three of the bedrooms share a hall bathroom while the master suite and junior master suite each has a private bath. Each of the bathrooms has tile in the shower up to the ceiling, while some have a tub but most do not.

The great room in each unit has medium-width hardwood flooring and a gas-log fireplace, for ambiance in the summer and warmth the rest of the year, while each of the bedrooms has wall-to-wall carpeting.

Each kitchen has a large quartz-topped center island with seating and cabinets with soft-close, self-close drawers and doors, as well as high-end appliances. Recessed lighting overhead provides illumination. 

Both the second- and third-floor units have multiple sliding glass doors providing access to the covered, wrap-around front porch, which lets natural light stream in.
