Views, location, design, craftsmanship combine for fantastic new home

OCEAN CITY — The single-family home now going up at 50 Sunset Place has terrific features everywhere one looks.

The home sports five bedrooms, three bathrooms and a powder room, as well as a wide-open great room and top-floor master suite. Its upside-down design takes full advantage of the sweeping views of Great Egg Harbor Bay just a clam shell’s toss away.

Located toward the end of Sunset Place, which connects with Pleasure Avenue along the bay, the house is on a quiet street with little to no through-traffic. It’s also away from the hustle and bustle of downtown but just a short walk or bike ride from all the action.

The 1,950-square-foot home was designed by George Wray Thomas Architects and is being built by Halliday-Leonard Contractors of Ocean City. 

Other features include four decks with great bay views, an elevator with stops on every floor, a gourmet kitchen with quartz countertops, hardwood floors, tiled bathrooms and more. 

Out front, the two-car garage has one wide door sheltered by the first-floor deck above. The foyer, which provides access to the elevator as well as steps, can be entered from the garage or from an outside door. There also is a sliding glass door opening onto the grassy backyard.

Four bedrooms and two bathrooms are located on the first floor. Each of the two front bedrooms has three clerestory windows to provide light and air as well as privacy, and access to the covered front deck. There is a bathroom with a tiled shower near the front two bedrooms and one with a porcelain-encased cast iron tub in the rear.

The wide-open great room on the second floor includes a large living room with a gas fireplace where three tall windows provide light and a view of the bay, and a dining area just steps away from the kitchen. 

The kitchen has a large quartz-topped center island, cabinets and more quartz countertop along two walls. There still is time for a buyer to choose colors and styles, as well as the brand of the high-end appliances. There is an $8,000 allowance for cabinets, $4,355 for countertops and a $7,500 allowance for appliances. 

Tucked in the back, left corner, across from the elevator, is the powder room.

Up another flight of stairs, or a short elevator ride, is the master suite. It features a large bedchamber with his and hers closets, as well as access to front and rear decks. The master bathroom has a tile floor, wide vanity with his and hers sinks and a tiled shower with a glass door big enough for two (or three). A long clerestory window on both sides plus the sliding glass door in the front and another glass door in the rear provide abundant natural light, which is increase by the cupola above.

“The views from the third-floor master suite are incredible,” real estate agent William Godfrey said, noting that the elevator stops at every floor from the garage up.

Out back, there is access to a cabana shower with a bench for washing away beach sand before entering the home.

The home has Viwinco double-hung windows with grids and screens. Entry doors and deck doors are Therma-Tru fiberglass.

Tile allotments include flooring at $20 per square foot, $4,500 for the shower in the master suite, $3,000 for the shower near the front bedrooms, $2,500 for the back bathroom and $1,500 for the kitchen backsplash.

Hardwood flooring will be located in the living room, dining room, kitchen and hallways at $6.50 per square foot, while there is a $25-per-square-yard allowance for carpeting in the bedrooms.

Other amenities include a central vacuum system, intercom and smoke detectors in each room.

The house, which has gray vinyl siding with white accents, is the tallest on the block, providing unimpeded views of the bay from the top-floor decks.

Interior trim will be finger-jointed white pine, Colonial style, and will include baseboard and window and door casing.

In addition to its location near the bay, the home is close to Mario’s Pizza on the corner of Bay Avenue and 15th Street and a public park across Bay Avenue with basketball courts, playground equipment and a gazebo for parents to sit in the shade while their children play.
