Upscale Merion Park condo offers amazing water views, spectacular sunsets nightly

OCEAN CITY — Sure, the sun rises over the ocean each day, bathing the beach in its glorious golden embrace. But who is up to watch it?

For a cooler solar experience, check out the sunset, with its kaleidoscope of colors sweeping across the sky above the bay each evening following another wonderful day at the shore.

Those fortunate enough to own a home in Blue Water Condominium at Blue Water Marina can take advantage of both by hitting the beach early, spending the day sunbathing and then returning to the home for sale at 314 Limpet Drive for the evening show. Or, since it’s scheduled so early each day, skip the sunrise all together.

The top-floor condominium has an open-concept living room with an eat-in kitchen, three bedrooms and two bathrooms spread among three levels, as well as two decks offering views of Great Egg Harbor Bay.

“This immaculate property has been completely remodeled to perfection, boasting unparalleled elegance and style,” listing agent Jennifer Dwyer stated in her write-up on the home.

Outside, there is room for two cars — one sheltered on concrete beneath the home and the other on gravel. A common sheltered stairway ascends to the front door, which opens into the great room.

Recent upgrades by the current owner have turned an otherwise ordinary waterfront condominium into a modern and stylish home perfect for a summer vacation or year-round living.

The space is light and bright with multiple windows and dual sliding glass doors opening onto the covered rear deck.

“Step inside to discover a stunning interior that seamlessly blends modern luxury with coastal charm. From the moment you enter, you’ll be greeted by an abundance of natural light and breathtaking bay views that create an atmosphere of tranquility and relaxation,” Dwyer wrote.

The recent addition of a shiplap wall and conversion of the fireplace to gas make the living room even more welcoming. A large-screen television hangs on the wall for those rare days that it rains in America’s Greatest Family Resort.

“The spacious living area is ideal for entertaining, featuring an open layout and designer finishes throughout,” Dwyer wrote.

In the newly remodeled kitchen, the abundant white Century 21 cabinets match the white plantation shutters on the sliders, creating a comprehensive look throughout the great room.

Both the large center island — with five stools for dining — and the cabinets along two walls have high-end quartzite countertops and backsplash, perfectly complementing the stainless-steel appliances.

On the left is a five-burner range/oven with a microwave above, while on the right are the dishwasher and a versatile Frigidaire refrigerator/freezer. Another section of cabinets with a coffee bar and beverage refrigerator extends the kitchen into the corner, where a window offers another amazing water view

A short flight of steps next to the front door rises to the second level, where there are two bedrooms and a bathroom. Each of the bedrooms has wall-to-wall carpeting, a queen-size bed, plantation shutters and closet with a built-in organizer. In fact, all of the closets in the home have organizers to make the most of the space.

Hidden behind a handsome barn door, the bathroom has a wood-impression tile floor, fabuwood vanity with a marble top, bead board wainscoting and a shower with subway tile and a frameless glass door.

Atop another set of stairs is the primary bedroom, including a private deck with the best views in the house and a retractable awning.

“Retreat to the luxurious master suite, where you can unwind in comfort while enjoying panoramic views of the bay. The beautifully appointed ensuite bathroom offers a spa-like experience with a walk-in shower, free standing tub and luxurious fixtures,” Dwyer wrote.

Located in the south end of the island just on the good side of the 34th Street bridge, Merion Park lets homeowners experience everything that one of the top family resorts on the East Coast has to offer without the crowds and hustle and bustle of living downtown or in one of the more densely populated neighborhoods on the island.

It is filled with homes where residents live year-round as well as those used mostly during the summer. Its seclusion and size create an atmosphere where children can play, explore, ride bikes and just be kids without the threat of traffic and other dangers. Yet it is just blocks away from the 34th Street business district, which contains a major supermarket, gas station, convenience store, ice cream parlor and multiple restaurants.

Unlike the Goldcoast, Riviera and Gardens neighborhoods, Merion Park is closer to nature, literally and figuratively. The wetlands environment is home to red fox, diamondback terrapins, egrets, gulls, ospreys and more.

Blue Water Condominium consists of nine residential buildings situated just a short distance from the Southend beaches in a quiet neighborhood with lots of water views and bay breezes. There also is the on-site Bluewater Marina offering rental boat slips and a boardwalk as well as a guarded swimming pool and tennis courts.

Bonuses include a dedicated gas line for the barbecue grill.

The property is listed for $899,000 with Jennifer Dwyer of The Dwyer Group at Goldcoast Sotheby’s International Realty. Call (609) 703-9583 or email jennifer.dwyer@sothebysrealty.com for more information or to set up an appointment to see this wonderful home.
