NOTICE OF HEARING

Planning Board of the City of Ocean City, New Jersey

TAKE NOTICE that Cellco Partnership d/b/a Verizon Wireless has made application to the City of Ocean City Planning Board to construct a telecommunications facility at 3308 Bay Avenue, Ocean City, and more specifically known as Block 3207, Lot 23.01 on the City of Ocean City tax map.  The property is located in the R-L-1-50 Zone.

The applicant proposes to construct a wireless telecommunications facility consisting of a 115’ monopole (125’ with lightning rod) and associated ground equipment to be located inside of a 38’ x 62.5’ fenced lease area.  The lease area is proposed to be surrounded with a 6’ high chain link fence and new landscaping.  Nine (9) Verizon Wireless antennas are proposed to be located at a 107’ centerline height with future City of Ocean City antennas to be located at 113’ near the top of the monopole.  A lightning rod is proposed to extend to 125’ above ground level.  Inside of the fenced area, the applicant proposes to locate its equipment cabinets on a 10’ x 19’ raised platform.  Also inside of the fenced area, a 10’ x’ 10’ equipment space is reserved for City of Ocean City ground equipment.

The applicant requires and seeks minor site plan and conditional use approval with waivers.  Wireless Communications Facilities are a permitted conditional use on City property, as here.  No variances are requested; however, the applicant shall seek any variances and/or waivers as may be requested or required by the Planning Board during the course of the hearing on this Application.  

A public hearing will be held concerning this application at the Planning Board meeting at City Hall, 3rd Floor Council Chambers, located at 861 Asbury Avenue, Ocean City, on the 8th day of April, 2026 at 6:00 p.m.   Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board.  All documents relating to this application are on file in the office of the Secretary of the Planning Board at 115 E 12th Street, Ocean City and may be viewed daily during regular business hours, Monday through Friday.
