Location, views top list of highlights for condo in serene Merion Park

OCEAN CITY — The second-floor condominium at 302 Roosevelt Blvd. is ideally located for a quiet shore getaway close to the island’s south-end beaches.

The Merion Park neighborhood is nestled up against wetlands teeming with life, and just across the street from Pecks Bay. The area is a destination rather than a thoroughfare, so the only cars around are those of neighbors waving as they slowly roll past. That makes it perfect for walking the dog or riding bikes, and the kids can safely play without fear.

For those looking for some excitement, the city’s world-famous Boardwalk, award-winning downtown and action-packed watersports district are just a few miles away, and so are the crowds. Of course, the beach is much closer, as is the 34th Street business district, offering everything from a supermarket and convenience store to ice cream shops and sit-down restaurants.

It’s also just off the Garden State Parkway, so no need to schlep through the city waiting to get to the shore home — just pull up, drop off the bags and head to the beach.

Real estate agent Disston Vanderslice, of Grace Realty, said the condo has never been rented and is occupied by its original owners.

The 1,218-square-foot home benefits from its corner location, with a lush, green lawn populated with mature trees and native shrubs wrapping around to the rear alley offering access to the gravel parking pad beneath the duplex. There is room for two cars.

A brick walkway off Waterview Boulevard leads up to the sheltered wooden stairs, which extends all the way up to the private rooftop deck.

This deck, along with two others, offers sweeping view of the bay, wetlands and cityscape unobstructed by other homes.

The front door opens onto a wide-open great room with a tile floor and cathedral ceiling with recessed lighting. A bamboo-leaf ceiling fan keeps the air circulating overhead.

Through a sliding glass door with a sliding plantation shutter, the bay can be seen across the street. The door opens onto an uncovered porch that is begging for an awning.

Built-in curio cabinets flank a gas fireplace with a wall-mounted television in the living room area straight ahead, while the kitchen and dining area are to the left.

There are five windows in the dining area — two with half-circle tops — providing abundant natural light and more bay views. All of the windows have plantation shutters.

The kitchen has a center island with room for barstools, with cabinets on one side.

Appliances include a four-burner electric range/oven with a microwave above, a stainless-steel dishwasher to the left of the sink and a over/under refrigerator/freezer.

A tiled hallway off the kitchen leads back to the three bedrooms and two bathroom, as well as a laundry closet with double bi-fold doors.

The hall bathroom has a tile floor, pedestal sink and one-piece fiberglass tub/shower with sliding glass doors.

Across the hall is the first bedroom, featuring medium-width hardwood flooring, a double bed and a closet with a six-panel swinging door. Furniture is not included but is negotiable.

The second bedroom, in the back left, has the same flooring and bed, as well as a sliding glass door opening onto the uncovered rear deck.

In the back right is the master bedroom. It has a king-size bed beneath a cathedral ceiling that slopes down on two sides. A glass door opens onto the rear deck. His and hers closets are located in a short hallway to the master bathroom, which has a tile floor, stone-top vanity beneath a hanging mirror and a fiberglass shower with a sliding glass door.

The home is listed for $499,000 with Disston Vanderslice of Grace Realty. Call (609) 675-1575 or email disston@me.com for more information or to set up an appointment to tour this wonderful home.
