Large Merion Park single brings beach within reach in peaceful shore getaway

OCEAN CITY — Size, layout and location are highlights of the spacious single-family home at 6 Victoria Lane in the Merion Park section of Ocean City.

“Room for the whole family, this spacious home boasts five bedrooms, three full bathrooms and a powder room. Entertain in the sprawling, gourmet kitchen with upgraded stainless steel appliances, granite countertops, tiled backsplash, center island, top-of-the-line cabinetry and more,” real estate agent Dean Chorin wrote in his description of the property.

Located in the southern part of the island, Merion Park lets homeowners experience everything that one of the top family resorts on the East Coast has to offer without the crowds and hustle and bustle of living downtown or in one of the more densely populated neighborhoods.

It is filled with homes where residents live year-round as well as those used mostly during the summer. Its seclusion and size create an atmosphere where children can play, explore, ride bikes and just be kids without the threat of traffic and other dangers. Yet it is just a couple of blocks away from the 34th Street business district, which contains a major supermarket, gas station, convenience store, ice cream parlor and multiple restaurants.

Unlike some neighborhoods, Merion Park offers affordability that makes the city more accessible. It also is closer to nature, literally and figuratively. The wetlands environment is home to red foxes, diamondback terrapins, egrets, gulls, osprey and more.

There area is also just off 34th Street and just a couple of blocks from the beach and bay. The home’s location lets its owners sneak in the back door via Roosevelt Boulevard just off the Garden State Parkway without traversing the busy downtown. It’s also just a short drive away from the city’s world-famous boardwalk and award-winning downtown.

The 2,800-square-foot home was built in 2016 by Halliday Leonard of Ocean City. It has two floors of living space above a two-car garage with room for bicycles, surfboards, kayaks and beach gear, as well as the ping pong table currently set up down there.

Out front, a grassy front yard flanks the concrete driveway and walkway leading to the home. Mulched flowerbeds contain mature shore-inspired landscaping. A veranda below the stairs creates sheltered access to the ground floor and enclosed outside shower.

Wide composite steps lead up to the covered, wrap-around front porch. On the left, two rockers sit atop and area rug, while on the right is a table and four chairs for outdoor dining, just outside a door to the kitchen.

In the middle, the front door with a large glass insert opens onto the wide-open great room with dark wide-plank hardwood flooring and 9-foot ceilings.

“Enhanced by hardwood floors, gas fireplace and ceiling fan, the living space gives you that cozy home feeling with wetlands and intercoastal views,” Chorin wrote.

A long wood table with seating for six sits below a hanging lamp in the dining area just to the right, where two large windows overlooking the porch allow natural light and a cooling breeze to flow in.

To the left is the living room area, where a large sectional sofa and armchair rest atop an area rug in front of a gas-log fireplace with a glass tile and wood surround. A wall-mounted flat-screen television hangs above. Two windows flanking the fireplace and two more in the front make the area light and bright.

The kitchen is in the back right corner, where a granite-topped center island provides more seating on three stools. More granite countertops and white cabinets are located along two walls. The tile backsplash has a glass-tile backsplash that matches the fireplace surround.

Stainless steel Whirlpool appliances include a side-by-side refrigerator/freezer, five-burner gas range/oven with a microwave above and a dishwasher to the right of the large stainless-steel sink.

A hallway off the kitchen leads back to the powder room, which has a tile floor, granite-topped vanity and storage closet.

Across the hall is the home’s first bedroom, a junior master suite currently set up as a den. It is perfect for those with limited mobility so they can avoid going up stairs. It has wall-to-wall carpeting, a sectional sofa and a TV atop a handsome storage console. Its full bathroom has a tile floor, granite-topped vanity with his and hers sinks beneath a wide mirror and a shower tiled to the ceiling with sliding glass doors.

The home is not listed as being sold furnished but the homeowner said that’s negotiable.

Back in the great room, two stair cases — one leading down to the garage and the other up to the second floor — are located in the back left corner.

A hallway with hardwood flooring atop the stairs leads left to the rear of the house and right to the front. Directly across the hall is the laundry room with full-size Whirlpool washer and dryer and shelves for storage.

Two of the home’s four bedrooms on this floor are in the rear with a view of the grassy backyard.

Moving toward the front of the house, a hall closet it just to the right of a full bathroom with a tile floor, granite-topped vanity with his and hers sinks and a one-piece fiberglass tub/shower with tile above.

Across the hall is a large bedroom with wall-to-wall carpeting, double bed and closet with double swinging doors.

The master suite is located in the front, offering access to the deck through a glass door flanked by windows. It has a queen-sized bed, walk-in closet and full bathroom with a granite-topped vanity and shower tiled to the ceiling with a swinging glass door.

Out back, the home can be accessed via the double swinging doors opening into the garage.

The home is listed for $849,000 with Dean Chorin of Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (609) 602-0313 or email dean.chorin@foxroach.com for more information or to set up a virtual tour of this wonderful home.
