Bring family, friends for sun, surf, sand at spacious island oasis

OCEAN CITY — Six bedrooms + five decks + four bathrooms + three levels + two laundry rooms = one big, happy crowd in a terrific vacation home at 1704 Simpson Ave.

The spacious home includes a number of appealing amenities in a central location with easy access to everything America’s Greatest Family Resort has to offer.

Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district around Third Street on Bay Avenue.

The 3,000-square-foot home, just five years old and still looking fresh out of the box, has abundant space to accommodate a crowd, as well as their cars. According to listing agent Scott Kirkpatrick, in addition to space for “two cars and two golf carts” in the garage, there also is room for four more on the concrete parking pad off the alley out back.

A fresh concrete sidewalk lines the grassy front yard, where a set of composite steps ascends to the covered front porch. A second walk leads down the south side to a side entrance and ground-floor foyer with access to the oversized garage.

The wrap-around front porch, with its 11-foot-high ceiling, abundant space and tall square columns, is a hint of what’s to come inside.

An 8-foot door opens into the living room, which is flooded with light from three tall windows in the front, a pair flanking the fireplace on the south side and three clerestory windows on the north side.

The tall ceiling and raised dining room/kitchen area create a cozy space for relaxing around the gas fireplace, where a large-screen television hangs above the wood mantel. Transom windows, Craftsman-style trim and crown molding create a pleasing aesthetic.

Over in the corner, a set of stairs descends to the lower level and another rises to the dining room.

The dining room features a long wood table beneath a modern chandelier just inside a double window facing south, providing natural light all day long. It is just steps away from the kitchen, where more seating is available at the stone-topped center island.

White KraftMaid cabinets with a stone top and subway tile backsplash line two walls. Stainless-steel Jenn-Air appliances include a two-door refrigerator with freezer drawer, dishwasher to the right of the sink and a four-burner gas range/oven with a microwave above.

A hall off the kitchen leads to a powder room and laundry closet and another provides access to the owner’s bedroom. There also is a game room/den with a pocket door and two pantry closets off the kitchen.

In the rear, the primary suite has a king-size bed, large closet with double swinging doors and a sliding glass door opening onto a private rear porch. The ensuite bathroom has a stone-topped KraftMaid vanity with dual sinks and a tiled shower with a swinging glass door.

Back in the dining room, a set of stairs ascends to the top floor, where there are five more bedrooms, two with ensuite bathrooms.

Two bedrooms in the front of the house have access to the partially covered front porch, while the two in the rear share the back sun deck.

There also is a hall bathroom, two linen closets and a second laundry room on this level.

Another flight of stairs rises to the spacious rooftop deck, offering a panoramic view around the island.

Extras include on-demand hot water and dual-zone heating and air conditioning.

The property is listed for $1,899,900 with Scott Kirkpatrick of Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (609) 602-0500 or (609) 399-0041 for more information or to set up a tour of this wonderful home.
