OCEAN CITY — The downtown condominium at 636 West Ave. Unit B is the perfect place for vacationers on the go, with its proximity to all of the island’s hotspots either on foot or by bicycle.
Located on the second floor of a mixed-use building, the well-appointed home offers three bedrooms and two bathrooms along with its open-plan great room, off-street parking and a central location.
Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district around Third Street on Bay Avenue.
A great location doesn’t mean only beachfront or bayfront on this 8-mile-long island — there are 10 distinct neighborhoods, each with its own characteristics.
The Gardens is popular with many for its slow pace, huge beaches and winding, pedestrian-friendly streets. The Riviera, stretching from 16th to 23rd streets along Great Egg Harbor Bay, is a boater’s paradise with many Mediterranean-style homes set right on inland lagoons.
The Central neighborhood is bustling with business both downtown and on the boardwalk, while the Southend is narrow with fewer homes and room to stretch out.
The Northend contains many of the island’s historic homes and Merion Park, in the south, features wetlands and wildlife along with wonderful sunset views. The Goldcoast has some of the best beachfront homes on the island, while Merion Park offers beautiful sunsets over the bay and wetlands.
A concrete walk leads down the north side of the property, where a door provides access to a stairway common to both of homes on the second and third floors right in the heart of the city’s award-winning downtown.

Carpeted stairs with newly painted walls rise to the front door, which opens into a hallway with the great room to the left.
Encompassing the sitting area, dining area and kitchen, the great room is in the front of the house facing the ocean and has a 9-foot-high ceiling. It has a sliding glass door flanked by windows opening onto the covered front porch, flooding the home with natural light.
The sitting area is to the left, where a gas fireplace with a wood mantel sits beneath a wall-mounted television between a pair of windows.
The dining area is in the corner, where a wooden table rests below a modern chandelier. More seating is available at the large center island, where four stools allow guests to belly up to the bar.
Featuring stainless-steel appliances and dark wood cabinets, the kitchen is just steps away from the dining area, making it convenient for serving or jumping up to get the ketchup.
Down the hall passed the main entrance, the first bedroom is on the left. It has the same narrow-plank hardwood flooring as in the great room, along with a full-size bed and closet.
On the same side, laundry facilities are hidden behind dub swinging doors.
Next is the full bathroom featuring a tile floor, shower tiled to the ceiling and a Corian-topped vanity, as well as a linen closet.
The second bedroom is in the rear right, set up now with a daybed and sofa but with plenty of room for a large bed if desired. It has access to the covered rear porch via a sliding glass door.
In the rear left, the primary suite has a large bed just inside the slider opening onto the porch, a walk-in closet for storage and a full bathroom with tile floor, tiled shower and deep fiberglass tub with a curtain.
Off-street parking is available both inside the one-car garage and in a small lot alongside the rear of the building.
