SEAVILLE — A local property owner and Alabama-based developer have applied to the Upper Township Zoning Board for permission to build a Tractor Supply Co. store on Route 50.
Property owner Marianna Karayiannis of Ocean View and developer Jennifer Nylander of HSC Seaville LLC hope to build a 21,930-square-foot store at an undeveloped 8.83-acre property at 13 Route 50, including site work such as parking, lighting, stormwater management and landscaping.
They are seeking approval of a subdivision and site plan for the project in the Town Center Core zone. If approved, the lot would be subdivided into tracts of 6.61 acres and 2.21 acres.
According to a report by Zoning Board engineer Greg Schneider, the application has a 25-spot parking deficit and the applicants are requesting a variance to allow 85 instead of 110, a shortage of 22.7 percent.
The applicants also are seeking a variance for minimum distance from other buildings. They want to have a live goods center 3 feet from the principal building where 25 feet is required. In addition, a variance is being sought for building height of 24 feet where 20 feet is the maximum permitted.
The application also calls for a 12-foot-high monument sign where 8 feet is the maximum allowed and 147 square feet of wall sign where 10 percent of the area of the face of the store or 75 square feet is the maximum permitted, whichever is smaller.
The next Zoning Board meeting is scheduled for 6:30 p.m. Nov. 14 at Township Hall.

Products include air compressors and tools, welding and soldering equipment, power tools, hand tools, woodworking gear, tool boxes and workbenches.
Tractor Supply also sells pet food and supplies, lawn and garden equipment, landscaping gear, plants and flowers, fencing and gates, sporting goods, livestock and poultry supplies.
