Luxury Northend condo offers upscale amenities three blocks from the beach

OCEAN CITY — The perfect shore getaway at 114 A Ocean Ave. in the Northend neighborhood of America’s Greatest Family Resort is awaiting its next fortunate owner.

Madison Home Builders completed the first-floor duplex unit in early 2023 and it has had just one owner who never rented it.

“It’s literally better than buying it new,” listing agent Disston Vanderslice said, noting the property comes with all of the furniture, decor and dishes, making move-in a breeze.

“Just bring your toothbrush,” he said.

A unique approach to construction at the two-duplex complex provided the rare opportunity for creation of a 26-foot-wide landscaped corridor with a paved walkway leading from the street between beautiful evergreen shrubs and through an arbor to the homes.

“I think this is the nicest walkup in the city,” Vanderslice said.

The spacious home has three bedrooms and two full bathrooms.

“At 1,425 square feet, this home is about 40 percent bigger than a standard Ocean City duplex,” Vanderslice said, noting they are typically about 1,080 square feet.

Wide composite steps ascend to a covered front porch with room for seating or a swing. The tall door with custom trim and side panels hints at the quality craftsmanship found inside, starting with the dedicated foyer with handsome wainscoting and wide-plank Points East Outerbanks hardwood flooring that extends into the great room, second-level hallway and laundry.

To the right, the great room opens up, drawing the eye upward to the 13-foot-high tray ceiling. Four tall windows overlooking the porch and multiple others throughout the room provide abundant natural light, combining with the cathedral ceiling to create an open, welcoming space.

The sitting area is just to the left, where a sofa and a couple of cushy armchairs are arranged around a shiplap wall with a linear fireplace and flat-screen television, while the kitchen and dining room are against the far wall with stairs ascending to the second level between.

In the kitchen are white fabuwood perimeter cabinets and an island in an accent color, both topped in quartz countertops. Stainless-steel GE appliances include a microwave oven, refrigerator, gas range and dishwasher. There is seating for four at the island.

Atop the stairs, the primary suite is to the right. It has two closets and a private bathroom with custom tile flooring and a shower, as well as a long fabuwood vanity with a quartz top and dual sinks.

Two more bedrooms — each with twin beds — a shared bathroom with a tub and the laundry closet are to the left. All bedrooms have plush wall-to-wall carpet, ceiling fans and white doors with black hardware for a crisp, consistent look.

An often-overlooked factor that speaks directly to the quality of construction is the finish work. The homes include a trim package with 5¼-inch baseboard throughout, shoe molding on hard-surface floors, Craftsmen window and door casing — all pretty standard.

What raises this home another level or two is the wainscoting wall trim in the foyer, common hallways and stairs — which have stained oak treads and handrails and white risers with stringers and balusters — and the solid-wood five-panel interiors doors.

The home also comes with a high-efficiency HVAC system, tankless water heater and hard-wired smoke and carbon monoxide detectors.

Set back on the property, the home has access off the alley, where there is a two-car garage and two-car concrete parking pad. Free street parking is also available out front.

The exterior features vinyl siding, railings and trim, PVC porch beam and column wraps, and fiberglass and composite decking.

Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district around Third Street on Bay Avenue.

The Northend, between Ninth and North streets, is the oldest developed part of the island and contains many of the city’s historic homes. It’s heavily residential but there are many mom-and-pop shops and corner cafes that have been traditional stops for families for generations.

The property is listed for $1,199,999 with Disston Vanderslice of Grace Realty. Call (609) 675-1575 or email disston@gracerealty.com for more information or to set up an appointment to see this wonderful home.
