Modern waterfront beauty sports incredible location, deluxe amenities package

LONGPORT — Even the water tower has a big smile in Longport, a quiet borough at the tip of Absecon Island where the bay meets the ocean at Great Egg Harbor Inlet.

Featuring an unobstructed south-southwest view of the Atlantic Ocean as far as the eye can see, interrupted only occasionally by a pleasure craft or a fishing boat passing by, the home at 111 S. 11th Ave. is a modern waterfront beauty with all of the bells and whistles to complement its amazing location.

Featuring five bedrooms, six bathrooms plus a powder room, an open-concept great room, den/media room and ground-floor gym with cedar sauna, the 4,844-square-foot home has plenty of space for a large family and friends to stretch out.

“This stunning custom home is located on The Point, an exclusive Longport neighborhood at the southern coast of the island,” listing agent Joe Sheppard said.

Located just five properties from the beach, the home’s exterior features durable Hardieboard siding in a shiplap pattern, with three decks and multiple windows to take in the magnificent, forever-unobstructed open view of the deep, blue sea.

The ground level is designed to withstand even the worst of Mother Nature’s wrath, with an epoxy floor in a marble pattern, breakaway shiplap walls and flood vents.

“Chris Halliday architects really carried it from the beginning to the end and the seller is overwhelmed with how well they did,” Sheppard said.

Adam Melonic, of Advanced Epoxy Coatings, was on-site during a recent tour, explaining the process of creating the beautiful floor. He likened it to the floor of a classic car showroom.

A wide, slate walk splits the grassy front yard, where mulched beds with low shrubs line the front of the house, softening the aesthetic.

A glass door opens into an elegant, lobby-like foyer with a crisp, clean look of shiplap throughout.

To the left, a door opens onto the recreation room, where sports memorabilia lines the walls (not included in sale). A bar in the corner has four stools and a full-size billiards table sits just inside two large windows looking onto the street.

Around the corner is a full gym and sauna. A glass door leads back into the foyer, with access to the elevator and garage, as well as a set of open stairs ascending to the second level.

Atop the stairs, the spacious great room features wide-plank engineered oak flooring found throughout the house and multiple recessed lights. The seating area is to the left, where two sofas and two cushy chairs sit atop an area rug arranged around a quartzite-faced fireplace flanked by three tall windows facing the ocean. Double sliding glass doors open onto the covered front porch.

Both the dining area and kitchen are to the right, and flow smoothly from one to the other, with cabinets lining nearly the entire back wall.

The dining area has seating for up to 10 beneath a tray ceiling, a wet bar and full sized, built-in Sub-Zero wine refrigerator. A second slider opens onto a second front porch on this level, where a steel shutter opens electronically to reveal a stainless-steel grill.

Sporting the largest center island in the borough (not scientifically proven), the high-end custom kitchen is equipped with top-of-the line appliances, an oversized island and butler pantry.

The island, made of hard marble, seats four and has a square stainless-steel sink and undercounter Wolf microwave. Along the wall area a six-burner Wolf range with double oven and down-draft exhaust, and a Sub-Zero side-by-side refrigerator/freezer.

The pantry has space for all of the small appliances one could need.

A hall leads off the great room to an area with a bedroom and the den.

In the back left, the media room has a tray ceiling, two cushy chairs and built-in desk with cabinets, so would work well as an office for those who must work on vacation. The entire back wall is glass, with a door opening onto the back porch. Hidden behind a pocket door, the full bathroom has a tile floor, granite-topped wood vanity and shower tiled to the ceiling with a swinging glass door.

The first bedroom is in the back right and features a king-size bed, double slider onto the back porch. Its bathroom has a wide vanity with his and hers sinks and a pocket door closing off the toilet.

Another flight of stairs ascends to the top floor, where the master suite is straight ahead, properly places so as to have the best view in the house.

A king-size bed sits across from a wide quartzite fireplace flanked by windows. A double slider opens on the front sun porch, where the view takes in just an incredible amount of ocean. A hall with his and hers closets to either side leads to the spa-like bathroom, featuring a tiled shower large enough for a small crowd, tiled walls, a wide vanity with his and hers sinks and a deep, stand-alone tub. The master bath is fitted with steam and radiant heated floors.

Back on the landing, a hall leads to the third bedroom, which has a queen-size bed, and full bathroom. The fourth bedroom has bunkbeds.

Located in the back of the third floor, the final bedroom has a dramatic cathedral ceiling in the sleeping chamber and bathroom.

“This home comes fully furnished and equipped including high-end furniture and decor and handmade rugs from India,” Sheppard said. “The Crestron Wireless system controls lighting, shades and temperature in each room individually. The TV Sonos controls eight televisions and audio with built-in sound in all rooms.”

Out back, an oversized three-car garage is accessible from the alley, with space for two more cars atop the parking pad. A side door leads in from the enclosed outside shower and another door leads into the home, where there is quick and easy access to the home’s all-level elevator.

The property is listed for $6.999 million with Joe Sheppard of The Sheppard Team at Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (609) 602-0501 or (609) 399-0066, or email shep@ocjs.com, for more information or to set up a tour of this wonderful home.
