Bring man’s best friend to city’s best-kept secret at quiet Southend condo

OCEAN CITY — The three-bedroom condominium at 4464 West Ave. in Oceanaire South condominiums is perfectly placed for peaceful walks with friends, be they two-legged or four-.

Just three blocks from the expansive Southend beaches and a tennis ball’s toss from the city dog park, the pet-friendly complex offers a terrific location for those spending their lives with man’s best friend.

The 1,066-square-foot home was recently renovated and now has new flooring, walls, doors and baseboard, as well as granite countertops and a decorative tile backsplash in the kitchen.

Seller Stephanie Carucho said her favorite part of the home is the worry-free living, noting the homeowner’s association fee covers maintenance, water, sewer, insurance and other services.

Located on the bay side of West Avenue between 44th and 45th streets, the complex has vinyl siding and stacked buildings, with half facing the street and half facing wetlands. The home is in the back, where what Carucho called a “three-season room” offers a comfortable seating arrangement and six windows to watch as red foxes, diamondback terrapins, egrets, herons, gulls, ospreys and more go about their business.

There is one dedicated parking spot and more general parking is on site.

Real estate agent Mary Oteri said 4464 is the only unit of the 40 in the complex that has natural gas-fueled baseboard hot water heat, making it more comfortable then its forced hot air counterparts.

The home’s main door opens into its living room, where the remodeling is evident in its wide-plank engineered hardwood flooring used throughout the home.

There is plenty of space for a large sectional sofa arranged around the wall-mounted television. A sliding glass door provides access to the back porch but more importantly allows a cool breeze to flow through the home, something Carucho said attracted her and her husband to buy it.

On the left, the eat-in kitchen features a sturdy, oversized picnic table with two benches that can easily accommodate four to six people. A modern chandelier provides light. The home is being sold partially furnished.

Solid-wood cabinets with granite counters and a subway tile backsplash run along two walls, where new stainless-steel Samsung appliances include a two-door refrigerator with a drawer and pull-out freezer, a five-burner range/oven with a hood.

A stainless-steel sink in the corner is just beneath a double sliding window, providing natural light and more cool air. To the left are a dishwasher, wine chiller and beverage refrigerator below the counter and a microwave oven above it.

A pantry closet in the corner doubles as a laundry room, featuring a stacked LG washer and dryer.

A hall leads back to two bedrooms on the right and one at the end.

On the left, the hall bathroom features tile flooring, a Corian-topped vanity with his and hers sinks, a one-piece fiberglass shower with frameless sliding glass doors and a linen closet.

Across the hall, the first bedroom has a full-size bed, a closet with double swinging doors and a sliding glass door opening onto the back porch. The second bedroom is similar, although it sports a queen-size bed.

The master suite at the end of the hall has a queen-size bed and his and hers closets, as well as a full bathroom with a tile floor, Corian-topped vanity with his and hers sinks and a fiberglass shower with sliding glass doors.

Ocean City is one of the most popular shore resorts on the East Coast, featuring a 2.5-mile-long oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches. There also is an award-winning downtown business district centered on Asbury Avenue and a watersports district on Bay Avenue between Second and Fourth streets.

A great location doesn’t only mean beachfront or bayfront on this 8-mile-long island — there are 10 distinct neighborhoods, each with its own characteristics. The Gardens is popular with many for its slow pace, huge beaches and winding, pedestrian-friendly streets. The Riviera is a boater’s paradise with many Mediterranean-style homes set right on inland lagoons. The Central neighborhood is bustling with business both downtown and on the boardwalk, while the Northend contains many of the island’s historic homes. The Southend is narrow with fewer homes and room to stretch out and, like Merion Park, features wetlands and wildlife along with wonderful sunset views. The Goldcoast has some of the best beachfront homes on the island and the Bay Area is popular with boaters.

“These properties rarely come up for sale because everyone loves them so much and they’re so close to the beach,” Oteri said. “This is turn-key and ready to go.”

Two closets on the back porch and one next to the front door provide storage space. There also is a hose bib just outside the door for washing away beach sand and cooling off overheated pets.

The property is listed for $699,900 with Mary Oteri of Berkshire Hathaway HomeServices, Fox & Roach Realtors. Call (609) 366-9577 or email mary.oteri@foxroach.com for more information or to set up a time to see this wonderful home.
