PLEASE TAKE NOTICE that on July 15, 2026, at 6:00 P.M. in the Howard Stainton Senior Center, 1735 Simpson Avenue, Ocean City, NJ 08226, before the City of Ocean City Zoning Board in the matter of the application by 3829-31 Central Avenue LLC regarding the property located at 3829-31 Central Avenue, Ocean City, NJ, also known as Block: 3801 Lot: 5 on the City of Ocean City, NJ, Tax Map. The Applicant appeals the May 11, 2026, determination of the Zoning Officer (Application No. ZP-26-00464) that the revised construction plans for the property constitute new construction subject to the R-O-2-40 district standards, pursuant to N.J.S.A. 40:55D-70(a). In the alternative, the Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c)(1) and (c)(2) for the following: maximum building coverage; maximum impervious coverage; off-street parking; and vehicular access via Central Avenue in lieu of the required alley access. The property is in the R-O-2-40 Zone. The Applicant also seeks any other variances, design deviations, or waivers necessary to allow the project. When the matter is called, you may appear either in person or by an attorney and present any support or objection which you may have to the granting of the relief or approval sought in the application. Maps and other documents relating to this application will be available at least ten (10) days prior to the meeting date for inspection during normal working hours in the office of the Board Secretary, 115 12th Street, Henry Knight Building, Ocean City, New Jersey, 08226.
