Leave yard work at home with new no-maintenance condominium in Northland

OCEAN CITY — The shiny, new home on the second floor of a shiny, new building lets its fortunate new owners leave the work behind and enjoy summer at the shore.

Sporting a maintenance-free exterior and brand-new everything, the home at 201 West Ave. Unit B provides the time to relax and think about the next exciting thing on the agenda instead of mowing the lawn or fixing this or that.

The mixed-use building on the corner of Second Street and West Avenue has a commercial space on the ground floor and two condominiums above.

Built by Duncan Homes and Surfside Construction, the home offers four bedrooms and three full baths amid 1,950 square feet of living space designed for modern shore living.

Unit B has an entrance off the south side of the building, away from the traffic on Second Street for more privacy.

Inside the foyer, access to the one-car garage is to the right and carpeted stairs ascending to the home are on the left.

The main entrance opens into the great room to the left, where light streams in through numerous windows on two sides of the property.

Set in the front corner, the living room features wide-plank flooring, a gas fireplace with shiplap flanked by windows and a double sliding glass door opening onto the wrap-around porch.

“Blending high-end finishes with thoughtful design, this home features an open-concept great room with luxury vinyl flooring, crown molding and plenty of natural light,” listing agent Doug Grisbaum said.

Outside, the bay is visible a couple of blocks away from the covered porch, which provides a wonderful place to relax with a cold drink in hand after the beach and before heading out to the boardwalk for the evening.

The gourmet kitchen boasts Medallion cabinetry — both the center island and along two walls — quartz countertops, a tiled backsplash and a full GE Profile appliance package including a six-burner range with a hood.

Just steps away, the dining area is a dedicated space with two windows overlooking West Avenue and two more facing north, providing abundant light and views.

A chandelier hangs from the tray ceiling above and is just awaiting a table full of hungry guests below.

The hallway leading past the main entrance leads toward the rear, passing a coat closet and a laundry room with a full-size washer and dryer, furnace and water heater tucked behind a pocket door.

Three of the four bedrooms are stretched across the back, while the primary suite is on the Second Street side and abuts the living room.

The first, in the back right corner, has a private bathroom sporting a dual-sink vanity with a quartz top and a large shower tiled up to the ceiling.

“Enjoy luxury touches throughout, including tiled bathrooms with semi-frameless glass shower doors, comfort-height fixtures and stylish Moen finishes,” Grisbaum said.

The second bedroom is smaller and across from the bathroom, so a good location for children. The bathroom has a tub/shower combination, also convenient from children.

In the rear left, the third bedroom benefits from windows on two sides.

The primary bedroom has wall-to-wall carpeting and a glass door providing direct access to the wrap-around porch. Its full bathroom has a tile floor, dual-sink vanity with a quartz counter, a shower tiled all the way up and a separate room for the toilet with a pocket door.

It wouldn’t be a proper beach house if it didn’t have an outside shower, this one close to the garage entrance out back.

Ocean City is one of the most popular shore resorts on the East Coast, featuring an oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches.

A great location doesn’t only mean beachfront or bayfront on this 8-mile-long island — there are 10 distinct neighborhoods, each with its own characteristics.

The beach and boardwalk — 2.5 miles of oceanfront entertainment, restaurants, thrill rides and souvenir shops — get most of the attention in this seaside resort, but the island has much more to offer.

An award-winning downtown stretches from Sixth to 14th streets along Asbury Avenue and has expanded onto other nearby streets, offering more than 100 shops and cafes.

There’s also the popular watersports district around Third Street on Bay Avenue, where the brave can rent powerboats, go parasailing, join the crew of a pirate ship and take a kayak tour of the back bays. Private and party boat fishing tours are also available.

The Northend contains many of the island’s historic homes. It’s heavily residential but there are many mom-and-pop shops and corner cafes that are traditional stops for families for generations.

Extending from North Street to Sixth Street, the Northend is an eclectic blend of single-family, duplex and triplex properties. The boardwalk begins its 2½-mile span here.

The 14-story Gardens Plaza, the tallest structure on the island, sits on the Boardwalk in the very center of the Northend. In addition, it contains the Historic District, from Third to Eighth streets and Ocean Avenue to Central Avenue. Designated as such by Ocean City’s Historic Preservation Commission, the district seeks to maintain the look and feel of classic island architecture.

Spacious fiberglass decks expand the living and entertaining space, while the oversized garage has epoxy flooring, keyless entry and an electric car charger outlet.

Exterior highlights include Hardie Plank and Hardie Shingle siding, black metal roof accents and maintenance-free railings.

Energy-efficient features such as HEIL HVAC, Viwinco windows and Owens Corning roofing ensure peace of mind.

“Located on a desirable corner lot, this property offers easy access to the beach, boardwalk, shopping and dining — the perfect combination of elegance and convenience in Ocean City’s vibrant Northend,” Grisbaum said.

The property is listed for $1.35 million with Doug Grisbaum of Long & Foster Real Estate. Call (609) 335-3801 or email doug@thegrisbaumgroup.com for more information or to set up an appointment to see this wonderful home.
