Pleasure Avenue condo a perfect headquarters for boating at the shore

OCEAN CITY — Sweeping waterfront views, a boat slip with a lift and access to Great Egg Harbor Bay await the next fortunate owner of the first-floor condominium at 1544 Pleasure Ave.

“Wide-open bay views and amazing sunsets are what you can expect,” listing agent Chris Monihan said, describing the home as “well-appointed and nicely updated.”

Located midway on the 1500 block, the home is in a highly residential area of the island, just before the corner at Carnival Bayou where the Bay Area neighborhood turns into the Riviera section.

“It has three bedrooms, two full bathrooms, a gorgeous kitchen and baths, soaring-high ceilings in the kitchen and living area and a glorious bayfront porch to watch and enjoy the waterfront lifestyle,” Monihan said.

From the street, a concrete walk down the left passes by the parking pad large enough for two cars outside the one-car garage, and then to a sheltered staircase leading up to the lower unit before continuing to the bayfront deck and dock.

Out back, stairs rise to the private, covered back porch with space for grilling and dining. There’s also a retractable awning to increase the shade potential.

The main entrance off the side opens into a foyer with wide-plank knotty wood flooring.

To the left, the bay opens up with views through two sliding glass doors that open to the back porch.

The great room, sporting a 10-foot ceiling and multiple windows with transoms, is bright and full of light. Each of the transoms has an etched-glass scene, ranging from sailboats to dolphins and mermaids.

The dining area, featuring a long wood table beneath a wagon-wheel chandelier, is just to the left, just steps away from the luxury kitchen, while the living room stretches across the exterior wall, providing multiple vantage points for watching the action on the bay.

A gas fireplace with a tile surround and wood mantel command attention along one wall, although not as much as the water and wildlife just outside the windows.

On the other side of the room, a large sectional sofa provides a place to curl up and relax after a long day of play.

A long counter with four stools separates the living room from the kitchen, which has abundant Legacy wood cabinets, a tile backsplash and stainless steel appliances. Four pendant lights hang above the counter.

A full bathroom with tile flooring and a shower with subway tile and a glass door is back near the foyer, convenient for those on the first level.

The short flight of stairs rises to the second level, where a carpeted hallway leads to the bedrooms.

Two bedrooms are on the right, one with a full-size bed and the other with twin bunkbeds for extra sleeping quarters, while the primary bedroom is on the left.

Set in the corner, it has wall-to-wall carpeting and a full-size bed. A hall leading has closets on each side leading to the bathroom, which has a corner shower and tile flooring.

Ocean City is one of the most popular shore resorts on the East Coast, featuring an oceanfront boardwalk filled with hundreds of shopping, dining and entertainment venues, as well as miles and miles of pristine beaches.

A great location doesn’t only mean beachfront or bayfront on this 8-mile-long island — there are 10 distinct neighborhoods, each with its own characteristics.

The beach and boardwalk — 2.5 miles of oceanfront entertainment, restaurants, thrill rides and souvenir shops — get most of the attention in this seaside resort, but the island has much more to offer.

An award-winning downtown stretches from Sixth to 14th streets along Asbury Avenue and has expanded onto other nearby streets, offering more than 100 shops and cafes.

There’s also the popular watersports district around Third Street on Bay Avenue, where the brave can rent powerboats, go parasailing, join the crew of a pirate ship and take a kayak tour of the back bays. Private and party boat fishing tours are also available.

Stretching along Great Egg Harbor Bay, the aptly named Bay Area follows Bay Avenue from North Street to 16th Street. This area is particularly appealing to boating enthusiasts. With marinas, personal watercraft, sailing, parasailing and a new water park, the Bay Area caters to those who love to live their life on the water.

The property is turnkey for the avid boater or water enthusiast with a private boat slip and new 16,000-pound boat lift.

Other features include a newer HVAC system, retractable awning,  patio sliding doors, roof, kitchen, living area, flooring and appliances.

The property is listed for $1,999,900 with Chris Monihan of Monihan Realty. Call (609) 602-3336 or email cmonihan@monihan.com for more information or to set up an appointment to see this wonderful home.
